A gypsum false ceiling is built from moisture-resistant gypsum board screwed to a galvanised iron frame suspended below the slab. In Chennai the board should always be the moisture-resistant grade, and the frame should be fixed at 600 mm centres, because wider spacing is what causes ceilings to sag.

The board we use, and why

We use Saint-Gobain Gyproc moisture-resistant board at 12.5 mm on every ceiling, not as a paid upgrade. Chennai sits on the coast, the air carries salt and moisture through most of the year, and ordinary gypsum board absorbs that moisture and begins to sag at the joints within a couple of years.

The framing behind it

0.55 mm galvanised iron perimeter and intermediate channel, with ceiling angle fixed at 600 mm centres. Stretching that spacing to 900 mm saves a contractor a few hundred rupees per room and is the single most common reason a ceiling fails. We do not do it, and we photograph the frame before boarding so you can see what you paid for.
